At first glance, most guests would assume this gorgeous facility is the long-since renovated home of a wealthy North Texas family. With its opulence and mature grounds, the facility has the charm of a classic old home turned boutique hotel. Then you come to find out it was constructed in 2001 and you truly appreciate the attention to detail and find it hard to believe that a new facility like this can have such timeless comfort.

This facility serves a number of different types of clientele through a variety of different offerings. As a traditional boutique hotel or inn you can find couples enjoying a romantic weekend away from the city or business travelers who have been put up there by local companies. As a restaurant you can enjoy the 4-star rating and sample some of the area’s best fine dining. As an event or meeting facility local industry has access to a comfortable space to host corporate functions. As a wedding location brides are treated to one of the most unique and beautiful full-service facilities north of Dallas.

Of the services offered, about 41% of the business’ revenue comes exclusively from weddings, while the room rentals account for 31%, the restaurant generates 8% and the remaining income comes from other events and tips that are distributed to the staff. When the current owners took over the business in 2006, the facility was hosting about 25 weddings per year – today that figure has grow to 100, which has accounted for the continued growth in revenue since the new owners have been operating the business. Overall, they host about 14 events each month.

The current owners have identified a handful of highly-impactful growth strategies that could be implemented to increase the revenue of this business – in some cases, increase it dramatically. There is a significant amount of the 4+ acre property that is undeveloped, and by utilizing that space effectively the owners feel there is huge potential for growth. One idea would be to add individual cottages to the grounds to provide additional beds for rental. Other ideas would cater more towards the wedding industry by adding facilities for “preparation,” such as a salon. Still another idea would be to build a luxury spa that not only benefited guests and bridal parties, but was also open to the public. Additionally, the owners admit their lack of restaurant experience has always prohibited them from expanding that aspect of their business. A new owner could easily open the restaurant for dinner the rest of the week, as well as open for lunch, which has been a frequent request by local patrons.

The inn sits just a few miles off of a major interstate highway, but you wouldn’t know it once you arrive – the property is studded with mature trees and sits in a secluded area where guests can truly “get away.” The 4+ acre property currently has one structure – the 13,000 sq. ft. inn. The grounds are beautiful, and in the back on the facility there is a pool, hot tub, large outdoor patios and pergola. Indoors, the inn houses intricately appointed guest rooms, as well as ample common areas, a restaurant and a 1,000 sq. ft. apartment previously occupied by the owners. There is also a three-car garage that was recently constructed, currently being used as storage space.

The facility is staffed all day, every day, but the restaurant is only open to the public on Thursdays, Fridays and Saturdays for dinner. They currently have 25 employees, including an executive chef and a front-of-house manager for the restaurant, a front desk manager and 5 part-timers working various shifts at the front desk, 2 full-time housekeepers and 1 full-time wedding coordinator and 1 part-time assistant.
