The Blue Heron sits on 3 1/3 acres along the banks of the South Fork of the Snake River 18 miles north of Idaho Falls between Rigby and Rexburg. The property has 640 feet of river frontage and includes water rights (133.6 shares) in the Island Irrigation Company. The property is zoned commercial and is protected from future development by the river on the east and north, a six acre BLM-owned property and a boy scout camp to the south, and U.S. Hightway 20 to the west. The property has views, views, views, in every direction. To the east there is a beautiful range of mountains and the river has carved out a large bay right in front of the inn.

The main lodge includes a large great room with floor-to-ceiling river rock gas fireplace, large windows overlooking the river, with a knotty pine cathedral ceiling, and a large elk antler chandelier. The dining room adjacent to the great room can accommodate up to 28 dining guests and has a wet bar with refrigerator. The kitchen is rated as commercial, is licensed, and has a six-burner propane range top, double ovens, dishwasher, microwave, three compartment stainless sink, and separate prep sink. The kitchen island and baking center have granite counter tops. All cabinetry in the lodge is custom made from ash with indirect lighting under the upper cabinets. The laundry room and pantry are adjacent to the kitchen. The main floor also has a powder room and an office/den. The entire first floor is handicap accessible with a wheelchair ramp on the outside. The main floor has 9 foot ceilings. The lodge has wall-to-wall berber carpeting in all rooms except the foyer which is imported slate, the dining and kitchen with Douglas fir, the powder room with tile, and the bathrooms and laundry with high quality vinyl. There is a built in vacuum system with a complete set of attachments for each floor. There are four water heaters; electric and propane at each end of the lodge. The Kenetico water softener uses little salt and regenerates automatically on demand. The lodge has log siding, metal roof, and steel covered eaves and trim. The back of the lodge has covered porches on each side and an outdoor Hot Springs hot tub.

The main lodge has six bedrooms each with private bathrooms. Second floor rooms each include a balcony overlooking the river and satellite television. Two of the upstairs suites also have gas fireplaces and jetted tubs. The second floor also has a small library, game playing area, and reading area. The partial basement includes a large room with pool table, a furnace/utility room, and a massage room with access to the outside. The building is air-conditioned and has propane forced air heat.

The Carriage House has an apartment on the second floor with a combination great room/kitchen, a gas fireplace, two bedrooms, two bathrooms, and two balconies. The first floor adjacent to the garages includes a laundry/furnace room and an office/sewing area. This building also has a three-car garage with steel overhead garage doors, remote door openers, and one bay has a drive-through feature. The house is heated by propane forced air furnace. The Carriage House has log siding, metal roof, and steel covered eaves and trim.

The barn has a two-car garage, with a steel overhead garage door, loft for storage, an insulated shop, and a covered patio for outdoor functions. It has a metal roof and wood siding.

The grounds are professionally landscaped with aspen and fir trees and include an orchard with apple, pear, and plum trees. The grounds are irrigated by automatic sprinkler system with water pumped from the well.
