WHERE WE ARE:
500 miles south of Santiago. Good and easy access by plane (an hour’s flight) and car or bus to Villarrica. 80 minutes from the Pacific coast (seafood!)
90 minutes from Argentina border (mountains, lakes!) At the beginning of Chilean Patagonia, in Chilean Lakes District. Lake Villarrica is the northernmost in a chain
of 8 lakes. Temperate climate, but wet in the winter. Rarely snows in town. Elevation 600 ft above sea level.

WHAT IS FOR SALE:
An extremely well-built lodge that sleeps 24 guests in 9 private rooms (one upstairs), all with private bath. Room for expansion and modification if new owners are energetic and creative, but nothing needs to be done to present buildings or business except the usual minimal maintenance. 1400 sq ft basement. Two modern cabin-suites, independent, each 350 sq.ft. Also included: owners’ home, 1100 sq.ft, two bedroom/two bath, beautiful architectural details.

LODGE HISTORY:
Built in 1947 by a very wealthy, eccentric German who came to Villarrica in 1906. Built very solidly by expert craftsmen, the Lodge has been meticulously maintained and up-graded throughout to add value beauty, and comfort.. Extensive use of native hardwoods like southern beech, Chilean oak, chestnut, lingue It has stunning views of the lake, and two of Chile’s most impressive volcanoes.


PRESENT OWNERS:
School teachers from Oregon and Montana (USA), moving from jobs in southern Peru to Australia took a 2 week tour of Chile and fell in love with area of Lakes District. Then fell in love again with the Lodge, bought same, and changed vocation and direction totally. Since then the services, rentability, attractiveness and client base have improved each year…the year of 2010-2011 (November to April) was our best ever. We are open year round. A dedicated, well-balanced staff of 15 in the high season and six in the off-season, gives us all the help and freedom we need. Many businesses are open only in the summer here, but we enjoy client activity year round. However, we take a 90 day vacation each year in the US or some other country. The business has always provided our only steady income.

GARDENS:
The owners’ passion for ornamental shrubs and flowers led to the development in 1998 of a complete plant nursery and landscaping business, with two employees. The extensive grounds of the Lodge have been beautifully planted and maintained…an ideal setting for new nursery ideas and varieties. The nursery is set on half an acre behind the Lodge, and is a major attraction for tourists and guests. Many clients come because of the botanical variety and beauty.


RESTAURANT:
Our restaurant enjoys an international reputation, and has become a destination restaurant in many guide books. Incredible quality of local fruits, vegetables, grains and meats provide a base for easy culinary excellence. We have always offered breakfast, lunch and dinner. Good help, inexpensive, is available for almost every phase of the business.

WHY YOU SHOULD BUY THIS (AND WHAT YOU SHOULD BRING TO IT):
The business is very stimulating. Wonderful international client base with incredible variety. Eager to do exactly what this area is famous for: hiking, white water rafting, treks to waterfalls, active and inactive volcanoes, multiple national parks, fishing, horse riding, dog sledding, canoeing, mountain biking, botany, silviculture, Mapuche native culture, great wood art, and on and on. Lots of action in a beautiful but uncrowded, wild setting.
