Occupancy Rate can be 90% depending on rate you set for different seasons. My occupancy is about 80 to 85%.
I have 3 seasons & rate varies with number of people. It widens my Rental pool & possibilities.
Spring/Summer/Fall is fully booked. I have lower rates in Winter, all weekends booked, can book most dates yearly, but I like some days off to do maintenance & travel.

Very little competition - There are ONLY 20 rental homes in WNY area. Look at other tourist areas that have many hundreds of homes available and lots of competition.
NIAGARA FALLS is a very popular tourist destination with people visiting from ALL OVER THE WORLD, high volume.
How many other locations have tourists from all over the world? Not many. those that do have wicked competition... we do not.

We offer the best & with a premium rate, we get premium guests. I have wonderful guests who even clean the house.
