• Ideal “retirement” – we generate ~$70,000. In revenue and are only open Easter to Thanksgiving. (We spend the winter in Arizona)
• Location, location, location: We overlook Lake Okanagan and are surrounded by the vineyards of the two top Wineries in the Okanagan Valley: Both, Quails Gate Family Estate Winery and Mission Hill Winery are within walking distance of our property.
• Definitely for a garden lover. We have 7 fruit trees, 65 rose bushes and many perineals on our property which is attractive to both guests and owners
• Quiet neighborhood: Located on a cul de sac, the only traffic we get is neighbors on our street or those coming to the B&B. Very safe as well. We have not heard of any break and entries in the ten years we’ve owned the property.
• Turn key: You will not need to buy a thing and after a week or so of training you will be up and running.
• Currently we are Number 2 on Trip Advisor which is the driving force behind our business . We are virtually full for our season and before we put our availability on the website we were turning away more inquiries than we had room for.
• Off street parking for up to 6 cars.
• Fully renovated. All of our bathrooms have new tile floors, and new sinks and toilets. The floor coverings have all been updated recently and are user friendly. Ie: We allow guests to wear their shoes providing they haven’t been out hiking.
• The Okanagan is a prime tourist area with vineyards, wineries, water sports, fishing, hiking, golf, bicycling and great summer weather. There is some business to be had in the winter, but why bother if you can survive on the revenue from your summer traffic.
• Property taxes are reasonable.
• West Kelowna is aggressively upgrading roads and sidewalks. You will love the area. It has everything you need except Costco which is 20 minutes away in Kelowna.
• Kelowna’s airport services all major cities including Seattle, Toronto, Vancouver and Calgary.
• There is not a more ideal location for a B&B. If you find it, let me know.
• The house has two options: We operate it with four guest rooms, but it can be done with three. All have complete bath ensuites. The lower area of the house has a common sitting/reading area for the guests as well as a small kitchenette to make snacks etc. All rooms have a view of the lake and there are patios adjacent to all rooms. Guests access the lower area by a private entrance so do not have to go through the owners area. Because we have been so busy, we have been renting our master suite which is on the main floor with a separate entrance as well as a private balcony. Breakfast areas include eating inside in the dining room on cooler days and on the outside patio most of the time.
• Kelowna has some of the best weather in Canada. Mild winters, warm summers without too much rain and the irrigation to keep things green.
