Location: This new, modern-traditional villa with open-floor plan is located on a cobble stone road in the quiet neighborhood of Obraje in San Miguel de Allende Mexico. Construction: 367 m2 / 3,950 ft2. Lot: 419 m2 / 4,510.08 ft2. A connecting lot of 161.18 square meters is also for sale and expansion. Tucked between a property that shelters it from the road and an unspoiled hillside, this villa enjoys plenty of privacy, peace and quiet. The main square is 5 minutes by car, 15 minutes on foot. A bus stop is two houses away and taxis are easy to flag. Two doors down is a 16th century chapel; one block down is an international school and new custom houses. Around a long corner is the sprawling Fabrica Aurora replete with art galleries, art studios, antique and other shops and restaurants. The highway is 3 minutes away.

Entrance: Art deco electronic iron gates open into a large garage facing stone steps lined with lavender, bougainvillea and boxwood. These land you on a patio lined with wrought iron railings, stone columns and arches, a fountain flanked by large mirrors, plants, citrus, olive and cypress trees.

Architecture: Because the villa walls contain 14 sets of French doors and 62 windows composed of glass and hand-wrought iron, as well as domes over an atrium and a large spiral staircase, both floors are filled with natural light all day. Pass through the custom French doors and you face the main, connected living areas: a spacious foyer, an octagonal atrium, a huge living room with stone fireplace, dining and kitchen areas—all of which open onto the front patio so guests can move easily from one area to another. Off the kitchen are a pantry, laundry, storage and bathroom. (All four bathrooms contain over-sized tubs and/or large showers with heavy glass doors, antique crystal chandeliers, sconces, custom cabinets, marble countertops, imported fixtures, and luxury tiles.) On one side of the atrium (filled with palms, ferns and a huge custom iron chandelier) is the downstairs master with sitting area, full bath, separate shower, dressing room and patio. Across is a medium bedroom/media room/office and bathroom. From The foyer you take a wide, Gaudi-esque spiral staircase capped by an insulated dome with a grand, antique crystal chandelier up to a cozy sitting area facing the hillside. This space opens onto another large patio and divides the two upstairs masters, each of which contains several sets of French doors, walls of windows, sitting areas, built-in closets, and large bathrooms with hillside and atrium views.

The rooftop terrace offers 360 views of the greenbelt and hillside, the church domes and rooftops of San Miguel, and nearby mountain ranges. Other amenities include a security system, high-speed Internet and cable, an imported water purification system and softener, 2 on-demand water heaters, a large rooftop water tank, a cistern for city water, a 50,000 liter rainwater cistern, a voltage regulator, an enclosed dog run, and access to the connecting lot.
