The Inn is within easy walking distance of galleries, shops and the five star restaurant, The Inn at Little Washington.

This premier Virginia country inn originated as a typical Virginia village home circa 1900. It has been restored and enlarged into a sophisticated yet casual country inn and restaurant. Now it includes five luxurious guest rooms, all with en suite bathrooms, a sensational commercial kitchen complete with a chef’s table, a dining room and a four bedroom owners’ quarters that is essentially a custom home added on the Inn.

The current owners have melded the excellent facilities and strategic location into an enviable business model that generates mid-six figures of gross revenue. The Inn has an enviable occupancy rate, a high Average Daily Rate (ADR) and room rates that range from $269 to $369 a night. They have earned TripAdvisor’s Certificate of Excellence six years in a row and are ranked by TripAdvisor as the best inn in the area. There are ample opportunities to increase the business.

The Inn has one guest room on the first floor and four on the second floor. The guest rooms marry historic ambience with stylish appointments and sumptuous bathrooms for an upscale yet relaxed and comfortable atmosphere. In addition to the guest rooms, the public portion of the Inn includes a delightful living room, a 10-seat dining room and an intimate private dining area called ‘The Study.’ Breakfast is served in the dining room and the owners open it to the public (by reservation only) for prix fixe gourmet dinners several nights a week.

The commercial kitchen is a large cheerful space with great natural light, built-in speakers, good ventilation and plenty of workspace. The kitchen includes two 30-inch NXR ranges and two 27-inch True refrigerators. There are several additional pieces of top of the line equipment- making this kitchen a chef’s dream. At one end of the kitchen is a brawny chef’s table that can seat ten diners for intimate meals that include direct input with the chef. Adjacent to chef’s table is a cozy corner booth that seats an additional four diners.

Unlike many inns where the owners’ quarters are often an afterthought, the private portion of 189 Main Street is essentially an extensive addition that includes four bedrooms, four full bathrooms, a kitchen/office room, a splendid great room with a soaring stone fireplace and a home gym. The owners’ quarters include a wide covered back porch that overlooks the neighboring estates with the Blue Ridge Mountains on the horizon.

The Inn has delightfully landscaped grounds with extensive ornamental gardens and a lovely back lawn that is perfect for sitting under a shade tree and enjoying the mountain views and the aura of a picturesque little village.

189 Main Street is a very viable business and a delightful way to make a living. It is convenient to the towns of Flint Hill and Sperryville.
