Linwood Inn is located in the heart of Historic Summerville, SC. After meandering through a garden path, you’re met with a Hollywood-perfect view of the 1883 main house. A deep full front porch accommodates rocking chairs and hammocks. The grand hall is lit by antique crystal chandeliers and floored with antique heart pine. It is flanked by a formal drawing room and library. Each features architectural details such as graceful arches, bay windows, fireplaces and built-in shelves.
To the left is the Owners’ Suite. The master bedroom features another fireplace. The large master bath has dual sinks, a jetted tub plus glass shower and walk-in closet. An adjoining private sitting room and half bath occupy what was originally the enclosed sleeping porches. To the right is a formal dining room. Behind this is a massive informal dining room and entertaining space open to a modern, wood-paneled kitchen. A pantry provides storage plus an additional fridge and freezer. A very large utility/laundry room with full bath is behind and accommodates the operating space for the bed & breakfast. It opens to the trellised wrap-around back porch, a lovely place to enjoy the evening breezes and look over the gardens.
The resort-style saltwater swimming pool was resurfaced in 2017. It is surrounded by a brick patio with plenty of room to lay out in the sun and hedges tall enough to provide complete privacy. It also includes a pool house with half bath and large refrigerator. Nighttime lighting transforms the space into a true oasis.
Upstairs in the main house are 3 guest suites. They are connected by a landing outfitted as a reading room with bookshelves and window seat overlooking the gardens. A refrigerator and microwave tucked into a closet makes this a perfect place to relax with morning coffee or afternoon tea. New central heat, air and insulation are throughout the B&B area.
In addition to the main house bed & breakfast with 3 guest suites, Linwood Inn consists of 3 free-standing 2-bedroom guest houses: the 1920s Cottage, the Bungalow and the Hay Barn. There is also an efficiency apartment called the Guest Quarters in the former kitchen on the ground level of the house. These are currently used as longer-term corporate, relocation or vacation rentals. There is a separate entrance to the property and parking lot for the rentals, separating them from the main residence. All guest houses have laundry facilities and come fully furnished (including some antiques) and appointed.

A well irrigates the grounds and supplies half the house. At night, extensive landscape lighting illuminates the gardens with a whole new magical feel.
