The Blue Heron

Annapolis, MD   Offered for sale at $990,000

Historically significant distinguished and stately Federal Period (1784-1840) home situated at The City Dock in the heart of The Annapolis Historic District amid all the attractions, events, restaurants, taverns, and shopping of Maryland's Historic Capital.
The four story building is modernized yet authentically restored to its charming historic ambiance. Retaining original random width hardwood floors and both front and back stair cases which offer owner privacy. The second level graced with the last existing Charleston piazza in Annapolis for owner privacy entering and exiting the building.
On each level there are owner's areas: kitchen, office, sitting room, bedroom, bath, laundry room, and workshop can be closed off from guest portions of the building.
The US Naval Academy, St John's College, St Mary's private school, Historic MD Statehouse and state offices, Governor's Mansion, Annapolis Yacht Club, and Arts District are all right here.
Romantic guest rooms decorated in the original Federal Period style have cozy fireplaces, Queen beds, and en suite baths with either double whirlpool tubs or antique claw foot tub/shower. Six fire places in guest areas.
Dedicated guest facilities include two first floor parlors with fireplaces for socializing. The parlors adjoin and can accommodate groups in a meeting or lecture style setting.
A large brick patio and garden furnished with wrought iron chairs and tables and quite spacious for the Historic District is at guest's disposal in season. Mature trees afford a degree of privacy rare in downtown locations.
The size and location of this B&B allows owners to adapt to whatever level of activity they wish. Guests for two weekends a month plus Annapolis special events -- or full time open.
There is no off-season here. Autumn brings lots of people to Historic Annapolis.
There is the nation's 2 biggest boat shows right down at the corner. Tourists no longer go to the beach, so they come here. The sailing/boating season goes to November and owners crowd the end of the season that started in April. There are so many festive and cultural events leading into the holidays, it may the most active season of all.
And in 4th quarter the State of MD legislature is in session just 2 1/2 blocks up the street from mid January to mid April (when the boating and tourist season begins again). Most legislators from around the state cannot commute home at night and need accommodations near-by. Plus great numbers of people come in during the session to lobby / interact with their reps and they need rooms too.
[ Note, owner has for past several years enjoyed living in this lovely place with it's capacity for visiting family and friends and has not operated the inn commercially during that time. Therefor, there is no current financial data. The facility and it's location speak for themselves as to the high revenue potential.
The asking price is lower than the pure real estate market value -- there is no up-lift in price for the business license and it's income potential. There is effectively no charge for this high potential business.
