My husband & I ran a successful B&B in the Napa Valley for 14 years. In that time, we grew it from 9 rooms to 35 rooms! We sold that inn in 2017.

Back in 2016 we purchased a historic home in Harrisville, Michigan to spend more time with my husband's father who was in declining health. Sadly, Russ's dad passed away just 3 weeks after we bought the house. Even though Russ's dad wasn't around anymore, the house still needed fixing up and some TLC. So that's what we did, from 2016 to the present!

We completely renovated the interior spaces, repairing the walls, repainting everything with more modern (and durable/scrubbable) colors. We hired licensed contractors to expand and install new electrical service and new plumbing. We re-engineered the entire home to function as a turn-key Bed and Breakfast Inn. It features an amazing vintage farm kitchen with great layout, perfect for making morning breakfasts for 2 or 10 people, including all needed KITCHENWARE and TABLEWARE for 8-12 guests.

The inn can also be run as THREE SEPARATE AIRBNB/VRBO rentals if you convert an existing empty room to a small bath and add a microwave, small fridge and counter:

1. First floor with amazing kitchen, back porch, dining/living spaces, a home theater, and a large bedroom suite

2. Second floor suite with full kitchen and 2 bedrooms (completely furnished)

3. Second floor suite with a kitchenette (that you would add) and 2 bedrooms with a small bathroom (that you would add). Cost of this conversion would be less than $5000 and would pay for itself quickly with more AirBnb/VRBO rentals!

If you choose to run it as a B&B:

There is a beautiful dining area with a harvest table that seats from 2 to 12, and a lovely back porch that also seats up to 6 or even 8 people. An outdoor patio also has seating for 6 to 8 people.

This inn has spacious innkeeper's quarters, 4 guest rooms with guest bath, 2 garages (1 attached, 1 detached), and a beautiful backyard with mature apple and pear trees, a fire pit and a lovely brick patio area.

This Inn is completely furnished, except for innkeeper's quarters. We figured you'd want to bring your own bed and personal items for your living space!

As we mentioned, this inn comes COMPLETELY FURNISHED and also equipped with linens (and back-ups), as well as dishware, cookware--lots of things you'd need to run a B&B.

If you bought a perfectly restored home, these additional BEDS/FURNISHINGS & LINENS/KITCHEN/TABLEWARE would cost you more than $50,000!

Some details:

All 4 guest rooms have great mattresses and cozy furnishings. Three of the 4 rooms can be either 2 twins or 1 king bed (great for different kinds of groups/guests).

The 4th guest room has a queen bed.

Two of the guest rooms are very spacious, and two are smaller. All have individual window Air Conditioners AND electric fire stoves (veteran innkeeper's secret: this is important for both keeping costs down, and to allow individual control for each guest room).

The inn can be run seasonally or year-round. There is even parking for your large RV! (which you could live in for 2 months during the July/August
