We are offering our Bed and Breakfast for Sale! Successful business for 30 years. Augusta Missouri is a fabulous town to own and operate a country inn. Its location is in the heart of Missouri Wine Country yet within an hour from downtown St. Louis and 30 minutes from Chesterfield. Two renowned wineries and nationally known bike trail within walking distance. Nine more wineries are within short driving distance. The Katy Trail is the longest biking path in the country, crossing the entire state, allowing cyclists to bike from inn-to-inn over 5 days. The trail brings visitors from all over the country. You will also find a full service spa, a coffee shop, a microbrewery, art galleries, antiques shops and restaurants all in town. The St. Louis and St. Charles areas are also nearby and many guests have used our inn as their base camp for excursions throughout the St. Louis and Wine Country region. Augusta is a popular destination area and the B&B industry is well supported.

Our early 20th-century Victorian Farmhouse is right in the heart of Augusta, and within walking distance to the wineries and Katy Trail. The Lindenhof was established in 1985 and was the first B&B in the area. In 2003 the current owners updated and made major additions to the property. 3200 sq ft home has 5 bedrooms and 5 bathrooms but would support 6-7 rooms if owners live off-site. Possibilities of adding restaurant, retail, additional guest rooms, events, etc.... Currently, the inn operates with four guest rooms, all with private baths and two with Champagne Massage tubs. There is a large sun room with stone fireplace which is double-sided and can be enjoyed out on the patio as well.

The kitchen has painted and glass cabinetry with modern additions like pull out trays and drawer dividers. There is a full Fridgidaire Professional Refrigerator and a separate Fridgidaire Professional freezer. A JennAir range plus another single oven, 2 dishwashers, and pantry. Laundry is equipped with front-loading stacked unit, folding area and office space and additional cabinetry.

Owners quarters is totally private and well separated from guest areas and offers a spacious bedroom and a living room. Owners have recently updated bathroom with upgraded amenities and tile work. A small utility room currently serves as additional storage room but could be easily converted to a bath. Owner’s quarters could also operate as a retail shop or office spaces, artist’s studio and gallery, private guest quarters for additional revenue, workspace for hobbies or events, or even a mother-in-law quarters.

Limited only by your desire and imagination. Does not need to be owner occupied and may be run as a 6 or 7 room full service Inn to generate additional income. ADT Security monitoring for smoke/burglary included for 3 years.
