The Eastern Shore of the Chesapeake Bay is an ecological treasure. Tilghman Island is at the end of a peninsula positioned in the middle of the bay. It is the home of watermen whose ancestors have worked on the bay since the early 1600s. Their boats are docked at Dogwood Harbor from whence they set out each morning for the day's catch of rockfish, oysters, and crabs. Two magnificent skipjack schooners are docked on Dogwood Harbor, working examples of what watermen used in the 19th century. This is the setting for the Wood Duck Inn. The larger setting is the island itself with its many marinas for sailing and fishing expeditions. There is a public boat launch at Dogwood Harbor. The flat geography and rural location make it ideal for easy biking and walking. Kayaking along the inlets is the best way to see the uniqueness of the environment and its wildlife.

The layout of of the building and corresponding photography of the interior is available at www.tilghmanrentals.com.

There are six bedrooms on the two upper floors, each with its own bathroom ensuite; a common area with indoor and outdoor facilities, including a parlor, dining room, sun room, kitchen, screened porch, harbor-facing deck, gazebo, and front porch; and a separated owner's cottage with laundry, office, living room, bedroom, and bathroom.

The original structure was a waterman's cottage with two rooms on each of two floors plus an attic and dates to 1880. Descendants of the family who originally occupied it live on Tilghman and one of them who grew up in the house keeps a boat at Dogwood Harbor and continues to work as a waterman. It was built on relatively high ground: Hurricane Isabelle, the most recent big one to affect the Eastern Shore, brought about three feet of surge to the island yet the Wood Duck was unscathed. The land survey included elsewhere shows the elevation for the building's location as Flood Zone C. [see http://www.stdblearningcenter.com/uploads/fema-flood-zone-definitions.pdf for definition of Flood Zone C.]

The building is equipped with a state of the art fire detection system connected to the local fire station less than a quarter mile away. It also has a backup generator located in a storage shed and connected to the building's electrical system. Water is from a well and is of very good quality.

The Wood Duck Inn operated very successfully between 1990 and 2009. The current owner bought it in 2012 and has used it only as a summer resort for personal guests. The lot is zoned commercial and can be relicensed as a B&B, as an inn, or as a short term rental.

The building is is being sold with all the existing furnishings, decor, and equipment and can be up and running quickly. The ensuite bathrooms are an especially attractive privacy feature for this historic building connected to the local heritage which originally had no indoor plumbing.
