The Bright Morning Inn is rustic bed and breakfast built around 1900 as a boardinghouse for lumberjacks. In 1988 it was deeply renovated and turned into an inn with a public restaurant. It has operated continuously for those 30 years and has a loyal following of mostly outdoor enthusiast guests.

The Inn is located on the historic main street of Davis, WV and is one mile from Blackwater Falls State Park and nine miles north of Canaan Valley Ski Resorts, including Timberline, Canaan Valley Resort and Whitegrass. In addition the inn is surrounded by over 860,000 acres of Monongahela National Forest, including two National Wilderness Areas, and the Canaan Valley National Wildlife Refuge.

The inn is located just west of several Mid-Atlantic cities and millions of potential visitors. Most of our guests are from these cities. They are looking for relief from crowds, congestion, traffic and commercialism.

The Inn is three hours west of Washington, DC, three hours south of Pittsburgh, four hours from Baltimore, three hours from Charlottesville and Charleston, WV, four hours from Richmond and within two hours of the Northern Virginia suburbs, Winchester, VA, and Morgantown, WV. Route 48, a new east-west highway that was recently finished to Davis, has increased visitors from throughout the Washington, DC area.

Upstairs the inn features 8 rooms, all with private bath. All rooms are furnished in country antiques, handmade rugs and quilts and original art. A small laundry area and storage closet completes the upstairs. Rooms are heated with a hot water radiant system. Mini split air-conditioning systems were added to each room in 2016.

Downstairs features a cozy guest lobby with television, reading material and board games and a separate 48-seat restaurant. The restaurant currently operates five days a week for breakfast only. Our restaurant serves breakfast to the public five days a week. We serve only breakfast and specialize in it. Located on the busy main street with lots of foot traffic, there is significant business opportunity for a restaurant-minded new owner, whether through additional hours or through catering and event management.

The restaurant's commercial kitchen features 6 burner stove with griddle, a salamander broiler, an upright refrigerator and freezer, and a dishwasher. A small utility area houses the gas boiler (for radiant hot-water heat) and a commercial hot water tank. Two public restrooms complete the downstairs area.

The building's total GBA is 4600 sq ft. It sits on two lots, one of which serves as an entry garden. Total lot is 10,600 sq. ft. including a guest parking area in the rear of the building. On-street public parking is also available.

Two additional properties nearby are available for purchase as a separate living quarters. One property is a four bedroom guest house with a separate studio apartment that rents as Doc's Guest House. The other is the current owner's residence. It is a 4-bedroom 2-bath house across the street from the Inn. Both properties were built approximate 1900.

The Inn's website was recently updated with a new integrated reservation system. The website and photographs would transfer to the new owner. Sale includes all contents (few exceptions of personal items), furniture, fixtures, art and antiques.
