The house is built well and stays very cozy. Being built into the mountain allows 2 levels to be "ground level."

The living areas have great windows to enjoy the views and provide natural light. The sliding doors allow easy access to the deck and enjoyment of the fresh, cool, mountain breezes. The main floor living room is spacious; room for guests to mingle, or hold a special event, and a second living room downstairs. Numerous electrical outlets (even some floor mounted) facilitate furnishing the home (you don't always get enough outlets).

The main floor kitchen is very functional with lots of cabinets and plenty of counter space. There is also a 2nd kitchen downstairs when the need occurs.

Every bedroom has a private bathroom (en suite). The master bedroom is huge, and has multiple closets. The separate bath area makes it easy for someone to get ready, and not disturb their sleeping partner.

The extremely large laundry room on the main floor is great for taking off outdoor gear, and provides plenty of room for laundry. The laundry area downstairs makes it easy to prepare rooms without carting all the linens upstairs. Or, both laundry facilities can be used to handle large flows on busy days.

The oversized pantry has loads of space for food, cleaning supplies, extra appliances, and a large freezer (important to have food to prepare meals for guests).

The upper level loft/library/game room are spacious and allow another vantage point from which to admire the beautiful Rockies.

The deck is huge -- allowing plenty of space for BBQs and parties. 4th of July fireworks can be seen from the deck -- no need to fight the crowds in town or get stuck in the annual traffic jam. Breakfast on the deck is a must in spring and summer.

The corner access helps with maneuvering trailers. We drove from one road around the property to the next road to avoid backing out onto the street. There is space for parking at level 2 and on the lower level. The area is known for natural surroundings -- the yard has wildflowers in spring and summer. The extra lot allows for plenty of room for toys -- snowmobiles, quads, boat, sheds for equipment, etc.

The roof has a heater which helps with snow melt/slide off in winter.

The garage has a heater hanging in it, which is great when there is work to be done on a snowmobile in winter.

There is a re-circulating pump, which allows hot water available quickly -- even though it it a large house.

The housing community has specific / private lake access area -- just down the road, across the highway a bit.

AREA:

The area is beautiful -- only about a mile to the West Gate of Rocky Mountain National Park. It is quiet, like being in the country, but only a short jaunt into town. The county does plow the roads, so even winter snow is not a problem for long. You can snowmobile from the house in winter. You can quad in other times of the year. Wildlife is abundant. Elk, dear, and moose eat in the yard regularly. When Dad made pancakes, he had to be careful with leftovers in the trash because a bear loved his pancakes. The house looks at the mountains and Shadow Mountain Lake -- you are on vacation everyday you are there. The views are spectacular. When the snow falls, it is cozy to sit by the fire and watch the flakes fall on the deck and trees. The three lakes (Grand Lake, Shadow Mountain Lake, Lake Granby) are fun for boating, and I've heard sailing can be challenging. In the winter, we snowmobiled over the frozen lake. (I did not live there, but did visit and enjoy activities.). There are many trails available for hiking near the lake (with beautiful waterfalls) and in the park. Fishing is also abundant, including ice fishing in winter. Being at Never Summer Mountain Range -- there is snow on some portion of the mountains throughout most of the year. Howeve
