Business has 100% recovered from pandemic which shows you how resilient St. Augustine's tourism business is.

So I had this listed before and then the building owner would not give the prospective buyer a lease (i have been without a lease for 13 years), so the couple backed out.

This is how this will work: You pay $10K up front to take over the equipment, and goodwill. In addition you agree to pay 10% of your gross until a mutually agreed price is met.
If the building owner sells the property within the first 6 months, and you are not able to obtain a suitable lease from the new owner, you can sell all the equipment and furniture and I will deduct whatever you get from that sale, from your initial $10,000 investment and refund you the difference.

I have rented the neighbor's side yard for the last 18 years and he has informed me that he wants his yard back at the end of the year, so I will lose half the parking. This is one big issue that the new owner will have to resolve. I can contribute ideas.

I have toyed with the idea of turning the inn into a rooming house and will do so if no suitable new owner is found. I have told current guests that I will be closing at the end of the year, and so many have begged/asked me not to close that I have opted to try for this modified ownership contract.

St. Augustine is the nation's oldest city founded in 1565. With a historic fort overlooking Matanzas Bay, a lighthouse, and old colonial and victorian houses, St. Augustine also boasts a top rated ampitheater with acts such as the Moody Blues, Ringo Starr etc. as well as a long pedestrian street filled with shops, bars and restaurants. St. Augustine is a top destination for weekend getaways from Orlando, Miami, Tampa, and Jacksonville as well as the rest of Florida. Our staff has always been all volunteer (tips) which helps to keep costs down enabling us to have the lowest rate in the historic district. All rooms are themed and have new king size beds, fridges, ceiling fans etc. The inn is centrally cooled and heated and equipped with Nest thermometers and Nest video surveillance. I bought the business 17 years ago and built it up to what it is today. Check out our reviews on Google, Yelp, Trip Advisor etc.

The business can definitely go farther, but I want to see the world (after the pandemic.) If you have extra cash, upgrade the bathrooms in Room 6 and 11 (owner may help), then raise the rates. There is room for it in the market. There are two rooms which do not have a bathroom ensuite, they are currently the staff quarters. You can ditch the family theme all together for more profit and less hassle (bunk beds take up space, and infants cry loudly at night).
Landlord is very reasonable, reduced the rent by 50% during first 3 months of COVID. Owners/Manager's room next to the office. Ideal for a younger owner/couple 30-50 with energy and ideas to take it to the next level. The inn comes fully furnished and turnkey. Training by current owner is available upon request.
