Turn-key former B&B
This prominent property has long been a central feature in the Mancos community. The Bauer House was built in 1890, and is listed in the State of Colorado Register of Historical Places. George Bauer, one of the founding fathers of Mancos, constructed this stately home out of local brick and sandstone. Much of the masonry was hand-hewn by Bauer himself and his craftsmanship is still evident. The Bauer House was a family home for generations and has had many uses. Among the many uses, formerly operated as a B and B, but has not been used as such for many years. The property is centrally located in downtown Mancos just off Hwy 160, on the corner of Main Street and Bauer Avenue, so it has good visibility and easy access.
Future business use will be by application, with a license from the Town of Mancos. Between the two homes there is a total of 4317 sf with 7 bedrooms and 8 baths. The Bauer House itself is a classic Victorian Italianate-style 3 story structure consisting of 3117 sf with 5 bedrooms and 5.5 baths. It has been tastefully improved and lovingly maintained by the current owner over the years, including a new roof in 2014. The house sits on large parcel and has been the site of many town events and functions. The elegance is apparent throughout with wood floors, ample sized rooms, high ceilings, and plentiful light. Bauer House has a lovely welcoming feel and is still decorated in that manner with many historical pieces.
The ground level consists of the main parlor/living room, a formal dining room (with access to a small ‘maid’s room’ off it), the kitchen, and a main bedroom suite with its own bath, which was actually the original kitchen. There is also a laundry/mudroom at the back door and a powder room with one of the first pedestal sinks Kohler made. Lots of fun historical features in this home! Of course, there are several covered porches for relaxing and visiting. The second floor has three bedrooms, each with its own ¾ bath en-suite. The third floor is a spacious studio apartment with a kitchenette, ¾ bath and wonderful all-round views from Point Lookout to the La Plata Mountain peaks.
Completing the property is a separate second residence or ‘carriage house’ which was built in 1999 as the owner’s living quarters. This is a 1200 sf 2 story home with an open floor plan and radiant heat. This tidy home has 2 upstairs bedrooms, 1 ½ baths, and a 2-car garage. It sits privately towards the back of the parcel.
There is a lovely large outdoor patio, perennial gardens, gazebo and surrounding yard area. This has been used for years for local events and gatherings. Please note that much of what was formerly lawn has been removed to conserve water usage, some of which has been xeriscaped but the rest will remain ‘as is’, up to the buyer’s imagination and choice. Three town water taps are included, one for each home (with sewer also) and a third ‘yard tap’ specifically for exterior use.
