The Rochester Inn is a historic 1848 Bed and Breakfast in downtown Sheboygan Falls, Wisconsin. This destination Wisconsin bed and breakfast for sale has been developed to offer luxurious accommodations that blend contemporary hotel amenities and the warmth and personal service that defines the B&B experience. The Inn is located one mile from the active village of Kohler, five miles from Sheboygan, and fifteen miles from Elkhart Lake. Lake Michigan's shoreline and pristine beaches are less than 15 minutes by car.

The Inn is directly located in the Cole Historic District of Sheboygan Falls, an accredited 'Main Street community', within walking distance of several small shops and restaurants. Guests have direct access to countless other activities and attractions within this active destination market. Sheboygan Falls is also home to Wisconsin’s only Jack Nicklaus Signature golf course, The Bull at Pinehurst Farms.

The Village of Kohler is a planned garden/resort community conceived by Walter J. Kohler and carried out in part by famed landscape architect, Frederick Law Olmstead. Kohler Village is the primary draw to the market, driven by its world-class public golf course, spa and wellness activities, and countless dining and shopping opportunities. In 2021, Kohler’s Straits at Whistling Straits became the first public course in 30 years to host the Ryder Cup. Kohler is also the number one school district in the state of Wisconsin.

There are countless opportunities for outdoor recreation and lake activities around the region, with Elkhart Lake 20 minutes northwest of the Inn and Kohler-Andrae State Park / Kohler Park Dunes State Natural Area just 15 minutes southeast. The Inn is within reach of several major drive markets:

1 hour from Milwaukee/Green Bay, WI
2 hours from Madison, WI
2.5 hours from Chicago, IL

The Rochester Inn offers five suites and one classic guest room, including four two-story suites with high ceilings, first-floor sitting rooms with wet bars, Keurig coffee makers, mini-fridges, oversized Kohler whirlpools, and quality appointments all around. The guest room sitting areas define common space at the Inn, beyond the breakfast/sitting room on the first floor of the Inn, adjacent to the Inn’s kitchen. An exterior courtyard provides dining and socializing space in the warmer months. There are six dedicated parking spaces that will transfer with the property. There isn’t currently an owner’s quarters, however, previous owners used the “Garden Suite” as their quarters. This space is adjacent to the Inn’s kitchen, with an exterior entrance leading to the Inn's outdoor courtyard, and offering direct access to the basement. The suite consists of a large sitting room, a dedicated bedroom with an ambient fireplace, and an ensuite bathroom.

The Rochester Inn offers new owners unique flexibility to manage the business in a way that best suits their lifestyle.  While the current owners live offsite & operate the Inn under a commercial Hotel license, the Garden Suite was originally configured as the owner's quarters and could easily be used as the owner's living space again, while operating under a traditional Bed & Breakfast license.

The Inn is operated under a commercial/hotel license and a medium complexity restaurant license, which allows owners to live offsite and serve meals to guests. This creates an opportunity for new owners to purchase a house offsite and operate the Inn in the same form as the current owners. In addition, the Inn is ‘Travel Green’ Certified by Travel Wisconsin.

This destination Wisconsin Bed and Breakfast for sale is offered for $650,000. Consulting services provider: The B&B Team, Inn Partners LLC.
