Unlike most B&Bs, Lucinda’s was architecturally designed and engineered as a B&B from its inception, enabling increased operational efficiencies for the owners and increasing guest’s comforts.

Completed in 2004, the Inn has 4 guest suites in the main lodge each about 600 square feet in size and a 2-bedroom owner’s apartment which is about 1,000 sf. Each suite has individually controlled heating and AC, private balconies and is elaborately furnished and decorated.

The popular Fair Play guest cottage is separate from the main lodge. It is about 450 square feet in size with a private deck. It is an easy walk down to Perry Creek where gold flakes can still be found in the stream bed.

Sonny Flat is the 2-bedrooms, 755 sf. cottage with private front porch and yard. It is currently leased but could easily be included as an additional guest quarters, vacation stay or owner’s/caretaker’s cottage.

The owner’s spacious 2-bedroom apartment is conveniently located in the main lodge.

The property is serviced by a high producing well with extra water storage provided by a 5,000 gallon holding tank. The waste disposal system was specifically engineered to accommodate 50 people a day.

The exterior siding and trim of all buildings is fire-resistant, low maintenance James Hardie Cement Fiber.

The 4.8KW Solar System lowers the energy costs and there is a standby 8KW back-up generator to supply electricity in the event of a power outage.

Decking and railing are composite Choice Deck and Trex.

Windows are Low E double pane Vinyl.

The main lodge is protected by an approved sprinkler system.

The walk-in pantry located adjacent to the kitchen is designed and sized for a commercial kitchen.

All the operational mechanics are easily accessible located in a mechanical room under the main lodge including: Solar, Central Vacuum, Electrical, Takagi Tankless Water Heaters, Pex Manablocs.

Insulation is R-17 for the walls, R-19 for the floors and R-38 for the ceiling.

Roof 50-year composite on all buildings.

Storm water drainage is diverted by underground French Drains and culverts.

The barn is 720 square feet not including the loft and shelters vehicles, tools and equipment.
