Baldwin's is located in a friendly residential neighborhood 10 blocks from the main central Plaza on the waterfront. We are within 1 1/2 blocks of 7 great restaurants (Casa Mission, Mr. Taco and Pescaderia San Carlos to name a few) and across the street from a world class hospital, CostaMed. Baldwin's has a large variety of palm trees, bushes, orchids, and fruit trees (banana, papaya and mame) as well as Pitaya (dragonfruit). Forty tortugas also inhabit the grounds of Baldwin's.
The front half of the property contains the main house with 4 ensuite bedrooms, a kitchen, an office and a storage attic. There is also an apartment (Respite Cottage) next to the pool with a living room, kitchen, bedroom and bathroom and porch; above Respite Cottage and separate entrance for all guests is the palapa with 2 hammocks. A gazebo for breakfast and evening entertainment, behind the gazebo is a spacious dive gear dry storage area and rinse tank. An outside kitchen with refrigerator, oven/stove, grill and sink as well as a laundry room with washer and dryer are also situated on the front half of the property.
The back half contains The Mexican House (oldest house on property) with Living Room, Bedroom, Kitchen and bathroom as well as a patio; a workshop with many tools and a kayak; and the bodega with queen bed, shower, toilet, refrigerator. Owner usually stays in bodega when the Guest House is full.
All rooms on the front half have wall A/C, ceiling fans and TVs. The Mexican House and Bodega have ceiling fans and A/C.
Price per room changes 3 times a year; low season (April - mid November), high season (mid November - end of March) and prime season (week before Christmas extending to day after New Year's Eve)
Low Season Revenue full up = $340 per night
High Season Revenue full up = $390 per night
Prime Season Revenue full up = $780 per night
The Mexican house revenue is not included in this list; it has been rented for nightly rates at $60 per night but usually for long term rental at $500 per month for a year rental; $550 per month 6 month rental; and $600 per month 3 month rental.
